Why become an SMI modular contractor? Why would any contractor want to change from a traditional on-site builder to an off-site builder? Why now?
If you are like many other contractors or builders who have not had previous experience in modular construction, then all of these WHYs are GREAT questions. Here are some answers to the WHYs that will have you wanting to learn more!
Why consider modular construction?

The Gainesville Kitchen & Dining Room
Quality
Off-site modular homes can offer better quality than on-site, stick-built construction. The first reason is the weather. SMI’s modular homes are constructed indoors in a controlled environment and delivered 80% to 90% finished to the building site.
Building materials are stored indoors and assembled during the five-stage indoor production line. There are no issues with pouring rain, damp weather conditions, freezing temperatures, mud, snow, or ice. Cabinets, wood trim, flooring, and carpeting are all protected from the weather.
But, there is more that adds to the quality of a modular home than just indoor construction. We build our modulars to a higher set of standards than on-site-built homes. More inspections and higher regulations are required for modular construction than on-site construction.
Another plus for quality is that building indoors allows for exacting precision. Specially designed work areas provide craftsmen with the right tools at the right time. SMI Homes does not have an assembly-line mentality.
Also, walls, floors, and roofs are constructed from stored, dry wood, reducing the risk of mold or mildew entering the home during the construction phase. This is a big plus during the hot, damp days of summer.
Building Green
Every builder wants to be able to tell his customers that he builds “Green.” But do you? Modular construction reduces the amount of waste on every project. Even the smallest piece of wood or drywall can be saved and used on another project. The construction of over 120,000,000 new homes each year presents a huge impact of waste on the environment. A report by UK-based Waste & Resources Action Programme (WRAP) found that construction waste can be reduced by up to 90% with modular off-site construction.
Time
Mostly, it’s YOUR time! Wouldn’t spending more time with customers or working on new projects be nice? With our experienced staff, you get the benefits of our in-house design department, professional sales team, purchasing (we order all of the products used during construction), and a comfortable large showroom for your customers to choose their products and materials. Our team is here for you every step of the way.
Craftsmanship
Within the last few years, finding experienced construction workers in some areas has been nearly impossible. Off-site modular construction reduces this burden on you, the builder. We have teams of full-time employed skilled men and women, many of whom have been with our company for many years. You get the benefit of only needing the site prep and finishing crews. You may even be able to grow your construction business with fewer employees. Think about that for a minute!
Why would I want to change?
“If it ain’t broken, don’t fix it!” Unfortunately, the downfall of many corporations (large and small), who did not see (or want to admit) that change is coming. For construction, the change is here. The REAL fact is that less and less young people are going into the construction and carpentry trades, making it more difficult for builders to get qualified help. “NAHB conducted a national poll (2016) of young adults ages 18 to 25 to find out how this age group feels about a career in the construction trades. The majority of young adults (74 percent) say that they know the field in which they want to have a career; of these, only 3 percent are interested in the construction trades.” (https://www.nahbclassic.org). This is a big concern for the building trades as we advance into the next 30 years.
